Planning Board

ACCESSORY BUILDING (garages, sheds) require a building permit and cannot be larger than 24 x 24. Such building shall be located a minimum of five feet from any side or rear lot line and located a minimum of ten feet from principal building. No building shall be placed nearer to front line than the principal building.

ADDITIONS TO PRINCIPAL BUILDING shall comply with lot requirements in the zone which building is located.

SWIMMING POOLS require a building permit and shall not be located nearer than twenty feet to any property line. Inground pools shall be provided with an adequate permanent fence of a minimum of four feet with a self-closing, self-locking gate. A fence is not required for above ground pools provided that all points of access are protected by steps which can be raised and locked in position.

FENCES do not have to comply with yard requirements. Fences can be erected on property line although owner should be able to maintain both sides of the fence. Fences do not require a building permit. Fences in the RA, R2 and R1 zones shall be a maximum height of six feet in the rear and side yards and a maximum height of four feet in the front yard. The Planning Board shall determine the height of all fencing in HC, NC, MI and PID zones.

TRAILERS not located in an approved trailer court cannot be replaced with another larger in size. If trailer and/or/lot is not occupied or abandoned for more than one year, the town shall cause such trailer to be removed as a nuisance and public hazard. To replace a trailer with a larger size would require Town Board approval.

Minimum lot and building requirements for the following zones are based on lots served by public water and public sewage systems:

R2 - 15,000 sq. ft.Lot Width 90 feet

R1 - 12,500 sq. ft.Lot Width 80 feet
Lot Depth 100 feet
Front Yard 35 feet
Rear Yard 30 feet
Side Yards 30 feet

Lot and building requirements for lots not served by public water and public sewage systems vary slightly and are determined by soil types.

Minimum lot and building requirements for HC, NC, MI and PID are based on the actual use of the proposed building and lot. Some uses require more square footage than others.
