Plass: It’s a Site Plan for an office building, part professional,
part medical/dental. We’ve been to several work sessions.
There are a few outstanding comments still we’re waiting
to hear about from Orange County Department of Public Works. A
couple of other little comments on here that actually I’ve
taken care of some of them already. I don’t know if you
want to go through them.

Lake: Yes, why don’t you go through the comments so we can
see which ones you have taken care of.
S.
Plass: The first one is sidewalks along East Main Street. We’re
not proposing any due to the fact that there aren’t any
on that side and the bridge is a few hundred feet down the road
and we can’t get a sidewalk past there.
G.
Lake: There are sidewalks on East Main Street.
S.
Plass: Across the street there are sidewalks. On the south side
of East Main Street there are sidewalks.
G.
Lake: Mr. Dulgarian, do you have any comment on that?

Dulgarian: I tend to agree as much as I’m an advocate of
sidewalks that it is on the other side of the street down to Schutt
Road right up to Middletown but there is nothing on that side
of the street.

S. Plass: A ten foot separation must be provided from the proposed
right-of-way line. I spoke with the County of Orange and we’re
going to give an easement from the centerline because if we give
the land then obviously we can’t meet any of the requirements.
We are ten feet from our property line.
T.
Hamilton: We know it is going to be widened.

Dulgarian: We already went through that with Stewart’s.
T.
Hamilton: It wouldn’t meet.

Dulgarian: The taking has to be shown on the plan and it has to
be incorporated in the plan and not just shown there because if
it does happen then you lose all the landscaping you have put
in.

Plass: Actually the landscaping is behind the proposed right-of-way
line.

Hamilton: But we won’t have the separation.
S.
Plass: We’re not going to lose any of the additional ten
feet.
T.
Hamilton: Why don’t you just move it back four feet.
S.
Plass: Because the site is so small that you can’t get all
the required parking in. There just isn’t enough room on
the site. I spoke with the County and they had no problem with
it.
T.
Hamilton: Yes, but we’re talking our zoning.

Plass: That’s who asked for that right-of-way.
T.
Hamilton: We’re looking for our setbacks that our zoning
calls for.
S.
Plass: I do have ten feet from the property line. There is ten
feet from the property line.

Plass: We’re offering an easement for that.

Hines: I realize that but I think the Board is aware that widening
will occur at some time.

Plass: If it does occur we will have about six to seven feet in
that area.
P. Hines: The one question, you have one additional parking space
more than required?

Plass: Yes, we do have one.

Plass: Knock that out and push everything back. That’s a
possibility.

Hines: I’m not sure that it will work. You may have to change

Plass: A Town road cut, we have a detail on that. I’m not
quite sure why that comment keeps appearing.

We have since fixed it. The new pavement is shown. I’m not
sure. There is an existing gravel parking area. We added one more
tree in the middle of the parking lot. There’s not really
enough room for anything else.
P. Hines: Any additional landscaping there may create a site distance
problem.
S.
Plass: We have three trees proposed and then some little bushes.
We went out and checked our site distances today and we have five
hundred eight three feet from the traffic light at Schutt Road
that you can see and four hundred fifty six feet in the other
direction.

Plass: Four hundred fifty six to the right towards Mechanicstown.

and they were both incorporated into the document.
