G. Lake: This is pre-existing.

A. Dulgarian: I understand that but I was just trying to follow the line. What is the dimension of the house?
D. Sawransky: One hundred twenty by twenty four. The garage will be in the middle with a width of thirty feet.

A. Dulgarian: Is it totally attached?

D. Sawransky: Yes.

R. Carr: I don’t have anything.

G. Monaco: I don’t have anything.

T. Hamilton: No, because the applicant could come in and build that same size house whether it’s signal and never have to come to us. The only reason he’s here is because of it going to become a two-family.

A. Dulgarian: I understand that.

T. Hamilton: I don’t see a problem.

1. SILVER LAKE/SCOTCHTOWN APARTMENTS - SITE PLAN REVISION - Silver Lake/Scotchtown Road (50-1-13) #072-002

C. Fotty: Basically Scotchtown Silver Lake Apartments is trying to do some renovation by putting in new sidewalks, new paving, and new drainage. Also, some additional parking. They are before the Board to get Site Plan Revision approval.

G. Lake: This has been in I don’t know how many work sessions. It was here before. Basically, Dick, this hasn’t changed has it?

D. McGoey: They’ve moved the illegal parking spaces.

G. Lake: Right.

D. McGoey: He’s shown us the width of the access driveway to be adequate. I don’t have too many issues.

G. Lake: Are you agreeing to the new parking signs?

C. Fotty: Absolutely yes. That should have been on the plans. That was an oversight. The idea of increasing to the twelve to fifteen inch, we shouldn’t have a problem with that.

D. McGoey: Just clarify some of that. What’s that new three inch pipe?

C. Fotty: I don’t know what that is. I spoke with Mr. Fusco and we’re not sure because it was put there by an Engineer who is out of the country. Once I get it clarified, we will leave it or remove it. It seems to be some sort of sidewalk conduit.

D. McGoey: Just clarify it.

C. Fotty: In as far as the parking modifications, it seems like the counts that we are giving now since we’ve removed the illegal parking.

G. Lake: Dick, are you satisfied.

D. McGoey: Yes.

A. Dulgarian: If Dick is satisfied, I’m satisfied.

G. Lake: Basically it’s re-paving the whole project and adding a couple parking spots.

A. Dulgarian: The map looks a lot better than the last time.

R. Carr: Nothing.

G. Monaco: I just wanted to make sure that the fire department is satisfied with the entrance.

G. Lake: I think that was resolved. I forget exactly what it was.

D. McGoey: We increased the radius at the entrance from forty three feet to sixty one feet.

G. Monaco: Okay.

G. Lake: What we did on Building #5 on the back side there was parking off along there and it was illegal. So we asked him to move that and we’re going to ask him to put “No Parking Signs” up at that location.

2. BOTEK - 2 LOT SUBDIVISION - Ingrassia Road (36-1-22) #097-002

G. Lake: This is here for sketch.

S. Plass: Yes. Basically a rough sketch with some ideas on it. We have done some soil testing and basically it’s right off Bowser Road by Drago Lane, a private road. There are some wetlands on the parcel. We have had it flagged. They’re not reflected on the plan yet. I don’t believe it impacts any of this particular lot though. This is a basic sketch that would be used if nobody has a problem with and we’ve already done the surveying, topography and are completing the septic designs.

G. Lake: Did you do anything with soils to determine if you need to even do this?

S. Plass: Yes. I think it should be on the plan.

D. McGoey: The soils formula?

S. Plass: Yes. 2.7 lots are allowed. It wasn’t on the original plan.

A. Dulgarian: The size is nice. There is really no problem with it comes down to getting closer to the site distance.

S. Plass: We have that now.

R. Carr: I have no problem.

G. Monaco: No problem.

T. Hamilton: No problem with the road dedication?
S. Plass: I don’t believe so.

G. Lake: Do you have Dick’s comments?

S. Plass: Yes I do.

T. Hamilton: This wasn’t subdivided recently?

S. Plass: No.

G. Lake: It has to be ten years.

S. Plass: Much more than ten years. I don’t think it was ever subdivided.

G. Lake: Verify that.

D. McGoey: Set up another work session.

3. ROTUNDO - 2 FAMILY - Beakes Street (39-2-6.2) #098-002

S. Plass: This is just a rough sketch. Rotundo is a little different situation there because he has municipal water and sewer. We did receive the comments. As far as I know, it has not been subdivided in the last ten years. You will be single family homes when we revise the map. We could run some topography. The wetland is behind us and probably in the City of Middletown. We could get it flagged but it seems to be close. It’s within one hundred feet of our property line.

D. McGoey: If that’s the case, then you don’t need to flag them.

S. Plass: As far as I know there is only a dwelling on the lot to the east.

D. McGoey: I would like to see what the driveways are across the street and the setbacks of the houses to be sure that they conform to the neighborhood.

S. Plass: Okay.
A. Dulgarian: I don’t have anything.

4. SPADAFORA - 2 LOT SUBDIVISION - Ingrassia Road (36-1-23) #099-002

S. Plass: This one has a survey on it. It happens to be right next door to Botek. The reason the subdivision is Spadafora to the east was a two lot subdivision I think within the last five years but it’s a different tax lot all together. The same situation. Department of Environmental Conservation wetlands. We have had them flagged. They’re not reflected yet. There is an Army Corps of Wetland also. We had some flagging done in the front so we will have to check the acreage to find out if it’s going to be requiring permits.

A. Dulgarian: Nothing.

R. Carr: Nothing.

G. Monaco: Nothing.

T. Hamilton: Nothing.

G. Lake: You have Dick’s comments to work with?

S. Plass: Yes.
