J. Owen, Esq.: Not accessory if attached – if attached as 10x10ft is an addition. Then the set backs – moving house closer to the road as opposed to just an accessory.

Mr. Ramos: I am in an end unit and did not think it was such a problem.

Mr. Oster: With a car there your bumper is almost on the road. If you bring in 10 feet and use it for storage you are 5 feet in further.

Mr. Smith: Detached but very close buildings. The other units have little garage but have to go more into the building to get complete garage. His heating unit is there. Extend out and project out further than anything else on the street.

J. Owen, Esq.: The 15 feet is o the side and if cut back to 10 same distance away from the road.

Mrs. Thompson: Are the other ones 35 feet off?

Mr. Oster: No.

Mr. Smith: Others have garage but unit provided for that. To extend garage this way (drawing) it will come out further and anything but compact hang out on street.

Mr. Ramos: The home owners said it was fine but come there. There are 2 extra spaces for cars some where else.

Mr. Smith: if you want smaller addition with not garage door but oversized door nice and wide

Mr. Smith: Any one here from the Public? (no)

Mr. Smith: Any questions from the Board?

Mr. Ramos: What about 12 feet; 10 feet was short.

Mr. Oster: Its short for a building but the driveway.

Mr. Smith: Its congested.

Mr. Ramos: If you prefer 10x10 I’ll go with that.

Mr. Smith: With a standard hinged door, for example.

Mr. Morgan: He can put up any type of door a car will not fit there.

Mr. Oster: My concern is when cars can pull up to the building. The home owners association may have issues but does not affect us.

Mr. Owen: It is a planned community and don’t fee additions should be put on them that were not made for that. You bought it the way it is.

Mrs. Thompson: The 10x10 addition would make a difference.

Mr. Smith: 10x10 is because its an end unit. Planned development and not made to have additions put on them. We can grant you something. 10x10 could be done.

Mr. Owen: You can amend your application.

Mr. Smith: It is congested and brining the house lines to the road will only make it more congested.

Mr. Oster: If 10x10 it will not go out further than the neighbor’s garage.

Mrs. Thompson: The mailings were reviewed by the Board and filed by the Secretary. The Public Notice was read at 9:30 pm.

Mr. Smith: I Move to open the Public Hearing at 9:31 pm.

Steve Hagger, Schoonmaker Homes: He purchased the lot which was a pre-existing non-conforming lot. We need relief because lot area is 12,500 sq/ft and 9,300 sq/ft and the side yard we need according to R1 – 2 side yard 30 ft and have 26.4 ft. The front width on Ridgewood is 74.4 feet and the width which is under current zoning is 80 feet.

Mrs. Thompson: What is the address:

Mr. Hagger: The front is Ridgewood Avenue. You don’t have driveway on it (showed them on the map). Single width driveway going into 2 car front loading garage.

Mr. Smith: A deck on the back?

Mr. Hagger: Yes.

Mr. Morgan: A raised ranch?

Mr. Hagger: Yes.

Mr. Smith: A 10x12 deck off this?

Mr. Hagger: Yes.

Mr. Smith: It is similar to other lots in the area that are given relief.

Mr. Owen: How come the rear is 30 and proposed 46 (on application)?

Mr. Smith: Any questions from the Public? (no)

Mr. Srigley: I designed this with my dad and it has a 24x38ft garage and like to build it like that. It will consolidate my stuff and keep the place quite tidy and keep in that spirit and keep misc. things enclosed and same style as the house.

Mr. Smith: The shed is not shown here?

Mr. Srigley: I will be working on cars. The shed I built but no permit as its not on the ground.

Mr. Smith: You do need permit and remove it.

Mrs. Thompson: What about the fence? It is over 4 feet?

Mr. Srigley: On the front of the property, we got a variance some 3 years ago.

Mr. Oster: Keep down the noise from race track.

Mr. Smith: The fence here (map) how get in and out of here? Some of fence will come down. Where will doors be?

Mr. Srigley: The doors on the 35 foot side and driveway is in there now. The garden is in the back yard and keeps driveway separate from back yard – privacy fence.

Mr. Oster; Like to see them off and the gentleman said you make the turn to garage necessitate to keep building where it is. Its gorgeous back there and you don’t see that from the front. If the garage is as nice as back yard it will be improvement.

Mr. Smith: Any idea what it will look like?

Mr. Srigley: I have blue print. It is 1 story and roof is 4 ft high with 2 garage doors on driveway side and both will be accessible and will have texture 1-11 siding on the 24 foot side the door is on Belmont Avenue. It for storage of the cars I own.

Mr. Smith: Any questions from the Public? (no)
